One of the very few benefits that has come out of the new mortgage regulations and rules changes are the Mortgage Switch Opportunities.
This involves moving your exact mortgage balance from one lender to another. Two main requirements are the amortization must be 25 years or less and the Loan to Value (that means mortgage to property value) 75% or lower. CMHC will still insure these mortgage (no insurer cost to the client) with really aggressive lower rates. We are saving our clients thousands of dollars over their terms.
