Tips
All inspections should take between 2-3 hours minimum. If they are shorter, this may be a red flag.
All tools that a good inspector should have and use throughout your inspection:
- Outlet tester
- Protimeter (Moisture detector)
- Humidity Meter (Measures dew point, used to check if there is water in basement areas) Usually this can be seen in the baseboard areas
- Carbon Monoxide Detector (check furnace room)
- Live Voltage Detector
- Flash Lights (to see in attic to confirm all is well up top)
- Microwave Leak Detector
- Gas Sniffer (Check for methane gas in drains, if methane gas is present, can be explosive)
- EMF Detector (Electromagnetic Field Detector, used to make sure no harmful radiation is underneath the property)
- Tritium Detector (Radiation Detector)
- Environment factors to check for: Mold, lead, radon, asbestos, allergens, bed bugs. (in 1978, asbestos was outlawed. Unfortunately, companies who used this harmful type of asbestos did not stop using it until 1985. It is important to check homes that were built before 1986, to check for asbestos.)
- FLIR à Forward Looking Infrared Detector, used for thermal imaging (to detect hot and cold spots in the house) that can possibly indicate a hole or a leak.
